Introduction

We aim to cater for the needs of all our visitors in our 4 self catering units, known as Cart Lodge, Pondview, The Granary and The Courtyard.

The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-arrival

  • Access to Rye Farm is by car only, as there is an infrequent bus service to the village.
  • The main train and bus stations are 15 minutes away by car.
  • Stansted airport 35 miles, Southend airport 42 miles, Harwich port 20 miles.
  • There are several taxi firms in Colchester. We can make bookings for you.

Arrival & Car Parking Facilities

  • Rye Farm is accessed by a private road, known as Rye Lane. The farm is at the end of this lane.
  • There is ample car parking space outside the units.
  • The surface of the car park is shingle.
  • We personally greet guests and can assist with luggage.
  • The village is a 10 minute walk from the bed & breakfast.
  • There are 2 pubs in the village which serve food. These are within walking distance, but probably better accessed by car.
  • There is a village shop which sells newspapers, bread, milk, alcohol and a large variety of food.
  • There is a Farm Shop in the village, which sells meat, vegetables, cold meats, milk and bread and a limited variety of food.

The Cart Lodge

  • This is suitable for disabled guests.
  • The doors are all wheelchair width.
  • There is a tiled floor in the lounge/kitchen area.
  • The lounge leads to the bedroom which is carpeted.
  • A wet room with shower, basin, raised toilet and lower basin, leads off the bedroom.
  • The bed is kingsize (5ft) and there are 2 bedside cabinets, with bedside lights.
  • There is a wardrobe and chest of drawers, with a glass top.
  • A door leads from the bedroom, onto a patio area.
  • The lounge has a 3 seater leather sofa, a flat screen TV/DVD, a stereo system, a bookcase and a nest of coffee tables. There is an occasional lamp.
  • The kitchen area has an electric cooker, a microwave, a fridge, toaster and kettle.
  • An iron and ironing board are provided.
  • There is an assortment of crockery, glasses, cooking utensils and cutlery.
  • There is a dining table with drop down sides and 2 chairs.
  • There is a washing machine and tumbler dryer for use of the units, in the boiler room to the rear of the building.
  • Wi-Fi is available.

Pond View

  • The doors are all wheelchair width.
  • There is a tiled floor in the lounge/kitchen area.
  • The lounge leads to the bedroom which is carpeted.
  • A shower room, with large shower, toilet and basin leads off the bedroom.
  • There are 2 single beds and 2 bedside cabinets, with bedside lights.
  • There is a wardrobe and chest of drawers, with a glass top.
  • A door leads from the bedroom, onto a patio area.
  • The lounge has a 3 seater leather sofa, a flat screen TV/DVD, a stereo system, a bookcase and a nest of coffee tables. There is an occasional lamp.

The Granary

  • This unit is upstairs (12 steps) and has 2 bedrooms.
  • One is a double bedroom with a 5ft. kingsize bed.
  • The other is a single room with a single bed. A single fold down bed is available.
  • This allows the unit to be suitable for family accommodation.
  • The lounge area is large and has a very good view over Abberton reservoir.
  • There is a 3-seater and a 2-seater leather sofa.
  • There is a dining table and 4 chairs.
  • A coffee table, nest of tables, flat screen TV/DVD and stereo system.
  • The lounge is carpeted.
  • The kitchen area is part of the lounge and has an electric cooker, microwave, fridge, kettle and toaster.
  • There is an assortment of crockery, glasses, cooking utensils and cutlery.
  • There is an iron and ironing board.
  • The bathroom has a bath with an overhead shower in the bath, toilet and basin.
  • Wi-Fi is available.

Outdoor Facilities & Garden

  • Guests may enjoy the garden and there is a patio with table and chairs. They may also walk in the nearby fields.
  • There is a moat around the nearby farmhouse, with various species of birdlife.
  • A charcoal barbecue is available for communal use by the three apartments.

The Courtyard

  • The Courtyard stands alone. It has its own shingle car parking area.
  • There are 2 steps to the front door. It also has a ramp suitable for a wheelchair.
  • The front door is wheelchair width.
  • Downstairs is open plan, with the lounge area comprising two 2 seater leather sofas, a flat screen TV/DVD and stereo system, coffee tables.
  • The floor is tiled with a rug.
  • The kitchen area has a tiled floor. There is a dining table and 4 chairs.
  • There is a full sized electric cooker, microwave, dishwasher, fridge/freezer, kettle and toaster.
  • There is an assortment of cooking utensils, crockery, glasses and cutlery.
  • One of the bedrooms is downstairs and is carpeted. There are 2 single beds and an ensuite bathroom, with shower, toilet and hand basin.
  • The second bedroom is upstairs, and is carpeted. There are 2 single beds. The ensuite bathroom has a bath with an overhead shower , toilet and hand basin.
  • A laundry room for the use of Courtyard only, is adjacent to the accommodation. There is a washing machine, tumble dryer, ironing board and iron.
  • Wi-Fi is available.

Outdoor Facilities

  • The area in front of Courtyard is for the guest’s sole use. It is a shingled area and has a table and chairs and a bench. There is a gas barbecue.
  • Guests may also walk in the nearby fields.
