Access Statement - Bed and Breakfast Accommodation

INTRODUCTION

We have 3 double ensuite bedrooms in the farmhouse.
The following statement is a summary of our provision. If you have any specific questions or needs please feel free to contact us and we will endeavour to help.

PRE-ARRIVAL

  • Access to Rye Farm is by car only, as there is an infrequent bus service to the village.
  • The main train and bus stations are 15 minutes away by car.
  • Stansted airport 35 miles, Southend airport 42 miles, Harwich port 20 miles.
  • There are several taxi firms in Colchester. We can make bookings for you.
  • Menus can be provided in large print if required.

ARRIVAL & CAR PARKING FACILITIES

  • Rye Farm is accessed by a private road, known as Rye Lane. The farm is at the end of this lane.
  • There is ample car parking space outside the house.
  • The surface of the car park is shingle.
  • We can assist guests with luggage.
  • The village is a 10 minute walk from the bed & breakfast.
  • There are 2 pubs in the village which serve food. These are within walking distance, but probably better accessed by car.

MAIN ENTRANCE & RECEPTION

  • There is a step down from the front door into the hall way, this 17cm.high.
  • The front door is usually locked, but there is a cord bell to the right of the door.
  • The door is 74cm wide.
  • On entry into our home there is a hallway 130cm wide by 500cm. long. The doorway into the breakfast room is 82cm wide.

PUBLIC AREAS - GENERAL (Internal)

  • There is a tiled floor in the breakfast room, through which you access the hallway and stairs which lead to the bedrooms.
  • There is a step 14 cms high from the breakfast room into the hallway. The doorway is 86cm wide. The hallway and stairs are covered in short pile carpet. The area has good colour contrast and is well lit.
  • There are 12 stairs to the upstairs landing and 2 of the bedrooms.
  • The stairs are 20cm high, 23cm deep and 85cm wide.
  • The 3rd bedroom leads off the breakfast room and is accessed by 12 stairs. These are 20cm high, 25 cm deep and 71cm wide. They are also covered in short pile carpet, as is the landing outside this bedroom. The area is well lit.

PUBLIC AREAS - WC

  • Bedrooms are en suite. No public WC available.

BREAKFAST ROOM

  • Breakfast is served in the breakfast room on the ground floor. There is 1 step down into the room as described above.
  • There is a communal dining table, with an underspace of 60cm high by 110 cm wide and a height of 80cm (legs on each corner). There are chairs with and without arms which can be moved to accommodate.
  • Menus can be provided in large print.
  • If you have any dietary requirements please ask.
  • We do not play background music in any area of the B & B.

LAUNDRY

  • Not available
  • Iron and ironing board available on request.

SHOP

  • There is a shop in the village which has a good selection of stock.

LEISURE FACILITIES

  • Not available.

OUTDOOR FACILITIES & GARDEN

  • Guests may enjoy the garden and there is a patio with table and chairs. They may also walk in the nearby fields.

CONFERENCE & MEETING ROOMS

  • Not available.

BEDROOMS

  • There are 3 bedrooms, all on the first floor.

Bedroom 1

  • Corridor to the bedroom is 140cm wide. There is a 14cm.step up to the corridor.
  • Doorway into bedroom is 80cm wide.
  • Short pile fitted carpet.
  • The kingsize divan bed is 60cm high.
  • There is good access from both sides of the bed.
  • Furniture can be moved on request.
  • There is a desk, chest of drawers, wardrobe and bedside table. One easy chair and one upright chair without arms.
  • There is an ensuite shower room, door width 75cm. Door opens into the bedroom. Basin is 87cm high, toilet 38cm high, shower threshold 28cm high.
  • Flatscreen TV/DVD
  • CD player. WIFI available.

Bedroom 2

  • Door width is 78cm.
  • There are 2 steps down into the anti room.
  • The bathroom is outside the bedroom area and is off the anti room. It is a large bathroom, with a bath and a separate shower. Door opens into the bathroom.
  • Kingsize divan bed is 60cm high.
  • There is good access to both sides of the bed.
  • Furniture can be moved on request.
  • There is a desk, chest of drawers, wardrobe and 2 bedside tables. One easy chair and one upright chair without arms.
  • Flatscreen TV/DVD
  • CD player. WIFI available.

Bedroom 3

  • This is accessed by another staircase 75cms wide. There are 12 stairs each one 20cms high. There is a handrail on the right hand side.
  • Double bedded room. The divan bed is 60cm high.
  • There is access to both sides of the bed.
  • Furniture can be moved on request.
  • There is a desk, chest of drawers, wardrobe and bedside table. One easy chair.
  • Flatscreen TV/DVD
  • CD player. WIFI available.
  • The en suite bathroom has a shower.

We aim to cater for the needs of all our visitors in our 4 self catering units, known as Cart Lodge, Pondview, The Granary and The Courtyard.

  • There is a village shop which sells newspapers, bread, milk, alcohol and a large variety of food.
  • There is a Farm Shop in the village, which sells meat, vegetables, cold meats, milk and bread and a limited variety of food.

THE CART LODGE

  • This is suitable for disabled guests.
  • The doors are all wheelchair width.
  • There is a tiled floor in the lounge/kitchen area.
  • The lounge leads to the bedroom which is carpeted.
  • A wet room with shower, basin, raised toilet and lower basin, leads off the bedroom.
  • The bed is kingsize (5ft) and there are 2 bedside cabinets, with bedside lights.
  • There is a wardrobe and chest of drawers, with a glass top.
  • A stable door leads from the bedroom, onto a patio area.
  • The lounge has a 3 seater leather sofa, a flat screen TV/DVD, a stereo system, a bookcase and a nest of coffee tables. There is an occasional lamp.
  • The kitchen area has an electric cooker, a microwave, a fridge, toaster and kettle.
  • An iron and ironing board are provided.
  • There is an assortment of crockery, glasses, cooking utensils and cutlery.
  • There is a dining table with drop down sides and 2 chairs.
  • There is a washing machine and tumbler dryer for use of the units, in the boiler room to the rear of the building.
  • WI-FI is available.

POND VIEW

  • The doors are all wheelchair width.
  • There is a tiled floor in the lounge/kitchen area.
  • The lounge leads to the bedroom which is carpeted.
  • A shower room, with large shower, toilet and basin leads off the bedroom.
  • There are 2 single beds and 2 bedside cabinets, with bedside lights.
  • There is a wardrobe and chest of drawers, with a glass top.
  • A stable door leads from the bedroom, onto a patio area.
  • The lounge has a 3 seater leather sofa, a flat screen TV/DVD, a stereo system, a bookcase and a nest of coffee tables. There is an occasional lamp.

THE GRANARY

  • This unit is upstairs (12 steps) and has 2 bedrooms.
  • One is a double bedroom with a 5ft. kingsize bed.
  • The other is a single room with a single bed. A single fold down bed is available.
  • This allows the unit to be suitable for family accommodation.
  • The lounge area is large and has a very good view over Abberton reservoir.
  • There is a 3-seater and a 2-seater leather sofa.
  • There is a dining table and 4 chairs.
  • A coffee table, nest of tables, flat screen TV/DVD and stereo system.
  • The lounge is carpeted.
  • The kitchen area is part of the lounge and has an electric cooker, microwave, fridge, kettle and toaster.
  • There is an assortment of crockery, glasses, cooking utensils and cutlery.
  • There is an iron and ironing board.
  • The bathroom has a bath with an overhead shower in the bath, toilet and basin.
  • WI-FI is available.

OUTDOOR FACILITIES & GARDEN

  • Guests may enjoy the garden and there is a patio with table and chairs. They may also walk in the nearby fields.
  • There is a moat around the nearby farmhouse, with various species of birdlife.
  • A gas barbecue is available for communal use by the three apartments.

THE COURTYARD

  • The Courtyard stands alone. It has its own shingle car parking area.
  • There are 2 steps to the front door. It also has a ramp suitable for a wheelchair.
  • The front door is wheelchair width.
  • Downstairs is open plan, with the lounge area comprising two 2 seater leather sofas, a flat screen TV/DVD and stereo system, coffee tables.
  • The floor is tiled with a rug.
  • The kitchen area has a tiled floor. There is a dining table and 4 chairs.
  • There is a full sized electric cooker, microwave, dishwasher, fridge/freezer, kettle and toaster.
  • There is an assortment of cooking utensils, crockery, glasses and cutlery.
  • One of the bedrooms is downstairs and is carpeted. There are 2 single beds and an ensuite bathroom, with shower, toilet and hand basin.
  • The second bedroom is upstairs, and is carpeted. There are 2 single beds. The ensuite bathroom has a bath with an overhead shower , toilet and hand basin.
  • A laundry room for the use of Courtyard only, is adjacent to the accommodation. There is a washing machine, tumble dryer, ironing board and iron.
  • WI-FI is available.

OUTDOOR FACILITIES

  • The area in front of Courtyard is for the guest's sole use. It is a shingled area and has a table and chairs and a bench. There is a gas barbecue.
  • Guests may also walk in the nearby fields.
